Anyone has any insight on the the 'optimal ’ time to sell off industrial (B1,B2) type properties with 60 years lease? Meaning usually by how ‘old’ the unit will the rental drop or resale value drastically? Units bought 2-3 years back has appreciated by about 30%, although the current rental is just barely enough to cover the loan, maintenance fees, property tax, income tax etc…but given that nowadays most new industrial units have a shorter lease period of 30 years, would it be worthwhile to continue holding on, or dispose to realize the capital gain…??

SGD weakened these 2 days. SIBOR should theoretically goes up when this happens.
Properties are more reasonably priced now Believe there is a lot of liquidity so people will still buy if they can find something that offers value. But on the whole, it is likely to fall some more. Don't think the economic picture is too rosy. -
