      ABSD is very lucrative for the government and is unlikely to be abolished. Maybe in 1-2 years time the government will reduce the rates.

        Where would you deem to be the best value location now?

        What are the key factors a lay person should look out for in reviewing old landed?
        Best value in what sense? For own stay? For investment? What kind of condition do you find acceptable?

        One of the best value old landed will be those where its very, very old and run down. Once you purchase it from the existing owners, you tear it down to rebuild.

        When viewing landed property, always check with the owner/agent and the title deed. Are there any charges on the land? What is the maximum built up? What are the rules, regulations and special conditions set by the government with regards to this property. If the agent is representing you, he/she would likely have checked the URA's masterplan for the area. Are there any undesirable plans within the proximity?

        Areas such as jurong where there is a hype about HSR etc will be over-priced. Look for \"unwanted\" areas. That gives you the best bang for the buck in the long run - 10, 20, 30 years.

          Looking to re-built for own stay.


          I will be quite happy if ABSD stays for a few more years. At least 1 kid will be closer to getting driving licence.

                    Yes, it is not suitable for everyone.


                    Upfront, fees incurred are the buyers stamp duties and legal fees. The overall amount of fees paid will be less than the ABSD itself.

                    However only couples of which both are relatively young and working in stable jobs would qualify. The couple should also have complete trust with each other.
