      so far no obvious signs on rolling back cooling measures which can be a hint that the lower is yet to come?

        An article in ST today. Firms may wait till CNY is over before announcing layoffs. I feel that the Govt initiating the Skills Future programme is also partly in anticipation of the coming recession, in addition to future readying the workforce.

          I chanced upon a property developer yesterday. He was telling me that the landed property will crash. The raw land price is now going at half price. It’s a good information to take into consideration if we are thinking of investing in any landed property now.

            take that with a pinch of salt. here are the URA landed index 1 year draw down


            1977: -5%
            1984: -5.9%
            1985: -15.97%
            1996: -2.6%
            1997: -11.31%
            1998: -37%
            2000: -1.6%
            2001:-10%
            2002:-2%
            2003:-2%
            2008:-2%
            2014:-5%

            the biggest drawdown is 37%. out of the 12 drawdowns 8 is less than 6%.

            what makes him so sure about the magnitude.

              Hi anyone know how to search for terrace houses near Nanyang Primary? Property guru is very inefficient to find landed terraces, all they show is condo and clusters. My budget is 2.5-3mil. Thanks.

                You can use the URA portal to search

                But really you won't find anything below 3-4m, that's why ppty guru search does not turn up anything

                    Decoupling only makes sense if the property value vis a vis new ppty is worth the stamp duty involved.


                    In the decoupling transaction, the "acquirer" has to pay stamp duty too
