anyone has experience of getting around the ABSD issue if intend to buy second or third private property? Do we really need lawyer to do the de-coupling and sort out the taxation issue?
Yes, a lawyer is required to assist in the filing of transactions - regardless if money have exchanged hands. If you require, I have several lawyers of which I can recommend them to you. They assisted many clients with decoupling and are therefore very familiar with the process. -
1. I have private property, I want to buy HDB resale.
> Possible but note that you only have 6 months to market and sell your private property upon collecting the keys to your HDB.
2. I have private property, I want to buy NEW HDB / EC.
> You are required to sell your private property AND wait out 30 months before \"exercising option\" for new HDB or EC.
3. I am a single, I wish to buy HDB.
> Possible. Single Singaporeans aged 35 and above can purchase 2room HDB (New) or any resale HDB properties.
4. I have a HDB, can I buy private properties?
> Yes. If you have not met your MOP, you can purchase non-residential private properties (Commercial & Industrial). If you have met your MOP, you can purchase both residential and non-residential private properties. However, this is only applicable to Singaporeans. Singapore PRs are required to SELL their HDB upon purchase of residential private properties.

Our old Punggol flat has been rented out for 8 years now. So it's almost paid for itself. That said, at 13 years of age and 5 tenants later, it's getting worn. Sigh! Have to mini reno soon. Then rent out to next tenant!
I read today that Punggol will be the new IT hub or something. So the area might continue to have a healthy demand for rental despite the number of units there now. So if you have a Punggol HDB and are thinking of selling it off.. consider holding onto it and rent it out! (provided you have somewhere else to stay of course!)

If one has a hdb and a private ppty, there is no concern for a 3rd private ppty apart from the additional taxes? -
If we set up a trust for our child and give one property to him, can we avoid ABSD if we buy another property?
If we sell our child’s property a few years later, can he still get govt’s subsidy if he buys HDB with his fiancé? -

We explored with our conveyance lawyer previously. The property loan must be fully paid up, including funds from CPF plus interest plus stamp duty. Then you will be free from the ABSD for the next property purchase.If we set up a trust for our child and give one property to him, can we avoid ABSD if we buy another property?

I suppose the same HDB rules apply as the property is already under his name although it's under trust. -

One question…
If a person(SC) is listed as an essential occupier of a HDB flat but is not the owner, can he/she buy a 1st property w/o paying ABSD? -
I wonder if Clementi Canopy will be selling well… saw their booths at Novena Sq as well as United Sq. Marketing aggressively. Looks interesting and reasonably priced!
