        After the Paya Lebar airbase has been cleared, it will release a huge plot of land for redevelopment. A plus point is its proximity to town.


        Who knows, maybe to optimise the land use, the Geylang red light district near this 2nd CBD could be relocated to Woodlands “forest”?

              Woodlands will not become a 2nd CBD. It will have those low production low skilled company operating at that location. By this way, malaysian can come and back to JB without jamming up the rest of singapore. There is not much land there to built a 2nd CBD as well.

              Yes, you're right. Woodlands was never the second CBD. It's just a mid-sized business park. The land will cater mainly to SMEs, whose factories are right across the causeway in JB.

                In my view, URA will do some changes in Jurong district since HSR is not coming anymore. If you have a CBD, you need a link to international market. Jurong is considered far from Changi airport. Without HSR, they might need to build another expressway to link up airport to Jurong. .


                Having 2nd CBD in Jurong is not just to divert traffic from Marina/Shenton area. It's in Jurong because it is geographically located at the end of the long western stretch along the Malay Peninsula. All the important and prosperous states are on the West Coast of Msia - Johor, Malacca, Negri Sembilan, Selangor. In future, can link up to Penang, which is also on the West.

                I guess construction of JLD Gateway and JID (next to NTU) will still go on, regardless...

                Jurong has always been far from Changi airport and that was why PIE was constructed. HSR won't take you to New York or Sydney. Only to Muar, Batu Pahat and KL. You still got to take PIE / EWL to Changi Airport like now.

                I just think all the plans for the HSR underground boring have been 'c@cked up'. There were supposed to be many buildings surrounding and standing above the underground HSR track and MRT tracks. Will they go ahead to sell those parcels around and above the tracks? Engineering cost estimates will surely increase after the JLD buildings (condos/office/malls) are up and running, should Msia decides to link up again.

                    there is genting hotel here...was it built to service people to go MBS?

                        Jurong is the \"second CBD\" because Ah Gong says so in the https://www.ura.gov.sg/Corporate/Planning/Master-Plan/Key-Focuses/Economy. The whole strategy is anchored around having more commercial hubs outside the city centre.

                        Ultimately, the \"second CBD\" is just a marketing term (who knows, maybe they will call Tampines the \"third CBD\", Woodlands the \"fourth CBD\" one day); it's about moving some industries / companies out of the central region and concentrating them in a planning area to achieve synergy, as well as to speed up other ancillary and necessary developments (e.g. entertainment, F&B). People will probably feel more shiok about buying houses / shifting to the \"second CBD\" rather than being reminded of living in an otherwise industrial part of Singapore.

                        HSR was taken into consideration as part of the Master Plan but it is really just the icing on the cake. Development of Jurong will continue with / without the HSR.
