No one would buy a HDB just for a ballot chance. HDB minimum occupation period is 5 years before you can re-sell. That’s too long a lock-in period for a lucky draw ticket.
If you see property guru for TohYi, not many for rent, mainly $750/month for one room to use (not one bedroom HDB), one room itself. Just doubt anyone would pay a mortgage to buy a resale to try out 2C here. Maybe more would find a place between MGS and Pei Hwa, double choice and see stats. What ya think?
Both MGS and Pei Hwa need to ballot <1km for 2C, so that doesn’t give anyone double choice even if you rent within 1km of both. It still gives you only 1 choice. Unless someone is a little crazy and want to send their son to Pei Hwa but daughter to MGS. Both may end up in BTPS if fail the ballot btw. -
Pei Hwa is a better option if you have 1 boy 1 girl, (or two boys) either one gets in and you don’t have to worry for the next.

The thing dangerous about MGS is under past and normal balloting,
Phase 2B is already balloting <1km.
So with the 20 spots in 2B (moving on), there will be many 1km balloted out from 2B joining the 1km of 2C.
I assume with confidence that even with 40 spots, there will be 1km balloting.
40 spots in 2C is never safe for any popular school.
Especially we haven't seen the trend of such new registration rule, next year will be a first for those who dare to put all eggs in one basket! :please: -
Don’t forget that MGS, like SCGS, is a "Full" school.
For combined Phase 2A,
It is possible that MGS SCs ballot outside 2 km.
20 seats (Phase 2B), very fast, will be eaten up. Those unlucky balloted out 2B SC applicants less than 1 km, will come back and fight hard one more time, under 2C (40 seats). But at least, 2C (40 seats) is better than miserable 20 seats. -
Hello, just checking if golf is still one of their CCA in the primary section or it has been removed? I still see picture of a girl at the golf range on their CCA intro page but in the CCA calendar there isn’t any.

Hi, my daughter will be in MGS P1 (2022).
I would like to know what I will have to prepare her for before entering P1. I think that her preschool has already prepared her well based on social skills and academics. I do not want to force her to start studying for P1 yet though, but I would like to know if there are topics that I will have to speak to her about. Like friendships? Do MGS girls encounter any friendship problems (during my time, thankfully I did not)? Or do I need to mentally prepare her for exams/tests/homework?

I would think it is important to trigger a love for English as it is required for both Maths and Science. The best way is to get her into a reading habit, although if you are successful, you may have a hard time pulling that novel glued to her fingers to get her to study other subjects

And I'm sure you should get her to use Chinese on a regular basis. Maybe have a rule for you to speak Chinese and your hubs to speak English, whichever you are more comfortable with. It will take some getting used to, but it will benefit her in the long run. -

Yup, we are a English and Chinese (sometimes) speaking family.
Sent the kids for Chinese and phonics classes when they were younger. I make sure they spend an equal amount of time reading English/Chinese books too!
I know that MGS really requires good command of English. I hope that by enforcing bilingualism at home will benefit her!

For CCAs, how does one choose it? Need to attend auditions for primary school? TIA. -
