Yes if renting out - i think it's 8? check URA guidelines for pte properties, and HDB guidelines for HDB flats.
Is there any occupants limitation in 'one' unit of household? -

Rebuilding a house is a 2-3 years project all in all - especially if you need to sell, the find/buy a suitable plot, engage architect and builder, usually call for tenders, demolish, construct etc. Also, need to find a place to live in the meanwhile. Be prepared for massive delays, and cost overruns. Construction costs are whopping high now and are unlikely to decrease. That said, because construction costs are escalating, it makes sense to do it now, then in future (or do it yesterday, than today). A building project is really not for the faint-hearted. Many of us already tear hair over 200k renovation projects - cannot imagine a 1.5 mil to 2 mil project. Some people end up in rental or bunking in with in laws for more than 2 years - i.e. living unideally with lots of compromises.
So lately I was thinking should I sell my investment units and matrimonial home to go build something like that. Can rent out one part of the landed as a separate flat, with tenant using a separate entrance.
Thought the max age limit for driving is 75yo. I am likely to give up driving before 75yo because of cognitive decline.
I attended a friend’s kid’s birthday party. I met my friend’s mum (retired teacher) and the mum told me her secret to stay mentally agile is to help to look after all her grandchildren (6 of them under her care). That somehow inspired me to want to have a big house with many grandkids to care for (to delay the onset of dementia). -

We can plan meticulously but do not be disappointed if kids' eventual plans do not align with our preconceived scenarios. There are instances where parents or children build side by side units, or houses, or redevelop a bungalow plot into multiple units to house the extended family, but alas, kids and their spouses may have other plans. Some live/work overseas - others decide they want the BTO route etc.
Some of my friends' parents built a separate wing for them so that they can stay together.
Some of my friends are doing same so that kids' family can stay together in future.
Parents' needs also differ. Some parents insist they must have their own kitchenette or living room or toilet, others are less demanding. -

Agree. We advised our daughter NOT to stay with us too, at least in the earlier years of marriage. They need to work things out for themselves without us looking over their shoulders. Once they are stable in their marriage (and parenting, if they have kids), living together may be an option in the future. Fortunately, all the parents and grandparents live in the western side, which made choosing an area to live easier.
The issue is whether our kids want to stay together with us in future? Even they want, will the in-law also happy with this arrangement? To me, I would never want to stay together with my parent. For DS, when he applied for BTO, we asked him to apply for those new flats in Tengah because we stay in Jurong and his mother is stay at Bukit Panjang but finally he applied for those new flats in Tampines because DIL want to stay near with her parent. What to do? Do we have to shift to Tampines also?

Agree. It's difficult and distracting enough to make a marriage work out well - every couple needs time, space and experiences to build their marriage and its unlikely that parental presence would be constructive.

Oh thanks..that's what I thought I read few years ago..think landed included when rent out, there's a certain number of tenants+own family members allowed.

So I kind of wondering for say 3 storey house with different entrances.. can we actually rent out individual units or even sell individual units? -
Actually if siblings can live together on a plot of land, it should be very nice to share costs at same time have own privacy like each family lives in one storey.

When you rebuild a house to have separate entrances, you will have to seek BCA and URA's approvals. If you are in a pure landed estate (i.e. not mixed landed estate) as per the URA masterplan, you cannot split your single unit into apartments. But there is a possibility of converting a bungalow into a pair of semi-Ds etc. If you are in a mixed landed zone, there is a chance you can convert say a bungalow, into 8 apartments with 8 different strata titles. You will have to pay development charges and what not.
