Having said all that I think there is still a possibility that they sell at a competitive price but not at $1200.


At the end of the day they can build higher and instead of the original 10 blocks, they could build 20 blocks??? Since the blocks were built sparsely between each other previously and of course lease of 99 years had already started running so somehow ppl will reconsider if you try to sell them on the high side.

viz already asking for $124x psf at the min, farrer court has better location and is the new kid on the block. Likely as what verykiasu2010 says, psf will approach something like the Levelz at $1400+ psf

the cost price has already factored in the MAXIMUM built up area allowed for the plot : plot ratio x land area, regardless how they configure how high how many blocks

it WAS built sparsely last time by HUDC and hence resulted in huge profit for the owners when the went en bloc and sold at the maximum built up area allowed for the plot :$1.338 BILLION (incl top up premium to a new 99 yrs lease)

the one in ang mo kio is 99 years leasehold, launched at $1200 psf

so you should expect Farrer Court to fetch higher price at D10 prime area
