                    You mean The Shelford? Doubt you can get a 3br with 1.5mn though. Also, nowadays seems the gap between freehold and 99-yr lease is narrowing, just look at those at sentosa and marina bay 😎

                    I think duchess crest was launched at the last peak in 1996 so 1st time buyers are still under water. But this also means it's lagging the market, i.e. a good buying opportunity? :idea:
