      Hi Juan - there are reasons why condo are priced the way they are priced. Kinda regret when did not buy Shelford $1100 (as mentioned - do not expect prices to drop to $1100 in future). For Cascadia - given a cheque to agent before launch (i recalled ard 1 yr plus), floor plan ready...etc but developer did not even launch then. 😛

        What goes up will cone down. 1st half 2007, a 3 bedroom unit at the shelford was sold 1500 psf and prices tumbled 2nd half 2007. Last sept, you would have got yourself a unit for 1100psf. Last transacted was 1500psf in may.


        If you don’t mind more than 10 year old maplewoods, glad it lor. In terms of land area, maplewoods is 3 times bigger. It is ridiculous to pay more than 1200 psf in d21, IMHO.

          Shelford road is congested with condos and apatments. Can’t imagine the morning rush hours of vehicles waiting in a long queue to exit shelford road. Most of the units are tenanted to foreigners. Everywhere on the pathway or pavement, you will find poo.

                  The best solution is to open an excess road that lead out to adam road similar to adam road condo. That will free up bukit timah road (u-turn at NYGH) and PIE exit eng neo during evening rush hours.

                        I just checked. In June got 3 transactions ranging from $824-$1065 psf. We looking for halfway 🙂
