Then HDB owners start complaining their HDB value deterioriate too much, less than their original purchase prices, suffer paper loss, bank asking them to top up the difference in loan vs value

Not blaming them of course. Like I say earlier, HDB obviously would have done their case study, what if analysis, blah blah and deem private owners sufficient to impact HDB prices to so obviously deter this group of buyers from buying HDB
And hence we ourselves are driving up the price
As you pointed out, private pppty owner is only 5% of the txn and they can only buy one HDB resale, how much can they push with the COV ? you think they just throw cash around ? just follow market lah.
I think not fair to blame and victimise the private ppty owner
Actually, PR also impacted by this new policy. Cannot own other properties overseas if they intend to buy HDB -

Just wanna add, it will be harder to buy a condo that has yet to be built… you gotta sell your place first, then get the proof of sale to qualify for the 80% loan. So if you really cannot squeeze out that extra cash and need to sell first, where are you gonna stay till your new place TOP? Because of this, you gotta rent some place and incur extra costs… sigh

That's precisely the intent of this policy. Don't want people to over-stretch their loan. In the event interest rate increase (SURE will happen, just don't know when), loan recall, property force sale, more bankruptcy cases. It will be a nightmare for government. They are trying to prevent that
What I don't understand is, shouldn't it be obvious to buyers? Common sense, cannot afford then please don't buy, why stretch to the breaking point?

I believe the intent of this policy is to make HDB flats more affordable to general public. Unless HDB miscalculate, I think we can safely assume HDB prices going south?cherrygal:
