Hi pqy, commercial properties are not generally in the limelight but they do make good investments. Renting a flatted factory or office unit out is easy. Not much maintenance issues because commercial tenants do their own renovations and fittings. They also tend to stay in the tenancy for a longer time is their business is stable (companies hate to move!). Check the Oxley Bizhub psf prices against the competition and decide if they are attractive enough for you. The location is still industrial although the development’s image is more like office blocks with retail. So don’t expect the retail shops to sell Gucci bags… more likely used cars or wholesale stuff.

Oxley bizhub is for light industry. can’t do actual retail there (cash transactions)

it is zoned as business one. they are trying something new with the facilities etc (gym, pool) but it all depends on what you want to do with the unit. keep in mind that for commercial industrial units, the lifts are very important, and oxley seems to be lacking in that sense, also where containers can enter is also important, oxley only has container access for the lower section (warehouse) if you take the upper floors, there is no container access. also take note of the power source, i believe oxely’s is too low.

though that being said, it is expected to command a higher rental price, but take note of the rental prices at vertex (nearby) and the surrounding area.

if you check out those upcoming in Paya lebar, those prices tend to be higher than http://www.com. This might be due to the high land cost being tender for..


Beside, with the government measure on Residential measure, more investors are heading for commercial / industrial properties, thus driving up the prices too.
