Trying out as a Property agent

be prepared abt 9 mths with no stable income as you used to get. make sure all your car, housing, credit cards loans are fully paid within these 3 years.

they try to upsell you. this is only one e.g. - one of my clients, she could only afford a certain amount, so i was helping her look ard. then i had to go overseas for 5 days and she went with another agent who didn't listen to what she could afford, got her to sign the docs and when i came back, she called me panicking, ask me how to service loan. alamak, i already work out how much is your max and u go buy a house few hundred thousand more and u ask me how? so i told her to ask the agent she bought from to help her settle.
Oh. But will your boss stress you to find clients or close deals etc? -
CEA requires part time agent to seek approval from their full time employer. Not many companies can accept their employees do moonlighting. If you hide from your boss it may also difficult to close deal because you need to answer phone calls all the time??

The fact that being a property agent allows you the flexibility, it also means that you must have the discipline to do what you have to do:- that is to source out clients, meet clients, arrange viewing appointments and of course close the deals. (Very much like insurance agents, i think)
I have a few friends in the property line so i heard a lot of \"stories\" from them when we la kopi. You have to learn to balance your expenses versus your income and from what i understand, you don't get paid until the completion of the deal which could mean about 3 months from the date of the closing. That means, you have to close many many deals to cover the \"gaps\" where there could be no $$$$ at all.
I heard from my agent friends that recent news announced that property agents have to attend courses to upgrade themselves every year and they mut have a valid license to practice else it is an offence. I am sure the courses are not FOC.
All in all, i think if you work hard, you will make it ! I have seen some of them very successful in this line but comes with sheer hard work and of course lots of networking. Good luck !

One of my friend is a property agent but with fixed minimum base salary. And all the adverts are paid for. She needs to report to work normal office hour (though no need to strictly follow).
Only downside is the % of profit goes mostly to the company, she earns a tiny cut of it.
But since their team only deal with properties worth >$1million; the tiny cut is not bad at all. -
what company has that plan? seems better.

When you become insurance agent, property agent etc, you must view yourself as a business owner…dun ever think as try because when u try , u will only get average results. Interested and committed are two different things. Alot of people interested in getting slim but how many are committed to exercise at least 3 times per week? Think as a business owner, be prepared to commit, to get to where u want to be…because i can only say you will sacrifice alot of quality time with your family as a property agent…and to me that’s is most precious…so make sure it’s justified in terms of returns!
