      Not necessarily... HDB flats are very much in demand as PRs also wanna buy.

      It's all about location and pricing.
      Hee.. Sori, did u state ur pricing in ur ad? Shld be no description hor, since its only 3 liners.

        Now you need to confirm how much to price your flat + COV. Must get the valuation from the bank first. You dun need to put the price in the ad though but callers will want to know your asking price.


        Get an updated valuation every 3 months as my property went up over that time frame. Hence, I had to turn down one buyer who called >2 months after viewing. Price is different now…

          We have done the valuation a few wks ago. So u mean the valuation is only valid for 3 mths even it is done by private valuators?

            Not that it is valid or not… the market changes and fluctuates, at least for private properties lah… You must keep a lookout for such changes esp if buyers only come back >2-3months later. You dun want to lose out by selling at a lower price becoz you didn’t check the valuation right?

                  Are there any regulations by HDB that requires an agent to be present for any sale of flats? I only know private properties are fine coz we only need lawyers to process the documents. Agents dun do that much here except advertise for you.

                    HDB has a resale checklist that has to be filled in by sellers that does not engage a salesperson, and another for those that engage a salesperson. Two types of checklists for different needs.

                    My cousin has oso sold away his flat by DIY before and bought another thru DIY too.
