my previous tenant was very good, a Scottish lady, decorated the place so nice that the buyer decided on the spot to buy it without bargaining … but the tenant lost the place to stay after that …

Went to meet my tenant for handover this evening. Sad to say, the condition of the apt was not good. The curtains were not send for dry clean, final air-con service not done, flooring blur with stain marks. Even though he has arranged someone to do the cleaning today, it was not cleaned properly. The toilet shower walls has got black algae…very heart pain.


Have never come across such a bad and irresponsible tenant in our many dealings with our other tenants. This is the first time, really bad luck!

fair amount of wear and tear is expected, and dirt is expected too

don't expect it to be as clean as an owner would upkeep it to be

at least they did not rip off the lightings and flooring .....

For small claims, you may try Small Claims Tribunal at the subordinate court with a small fees. Don’t need to get lawyers.

We were fortunate then.

The previous tenant, an Ang Mo couple, kept it in pristine condition. Of course with the help of a part time helper lah. We did not have to do any touch ups at all, just upkeep the cleanliness while it was vacant, that's all.

And the way some tenants tried to lie about having done the air cond servicing... didn't keep receipts, well, just tell us which company n we will do the calling...can't remember the name...well it means no servicing was done. :heresmyfish: :nunchuk:

I’ve had Jap, local and Indian tenants. No issues with the first 2 tenants. They actually dry cleaned the curtains and upholstery for me before handing over the keys at the end of their lease. The Indian tenants, well, my neighbours were complaining about drunken squabbles and endless streams of relatives visiting. Have no idea what they did but the shower in the masters bathroom was ripped from the wall and the door frame to the guest room was chipped.
