      Renting to foreigners have a higher risk in that case. Thus, you all should lobby the government for higher deposits such as 3-6 months for foreigners.

      Thought it is a market driven practise? Lobby govt any use?

      When entering into any agreement, there is always some risks involved. The landlord can be more selective about their tenants but by doing so you may take a longer time to find a suitable tenant and thus lose some rental income.

      When I rent, I am prepared to do some touch up each time a tenant ships out. I don't expect them to take care of my property the way I would. And put it this way, if I were to be residing in that property, I will have to do some upkeeping anyways.

        So since it is more risky to rent out to foreigners, then their rental and deposits should be higher. It is up to the intelligence of landlords.

          Thought that the deposits are based on the rental duration? No?

            That is why the rule should change and it should also be based on whether one is foreigners or not. Don’t you have enough justifications already?


            They are higher risk group. they can pack up anytime and leave the country with no recourse for you. So shouldn’t their deposits be higher?

              Or conversely, a local tenant can say I pose a lesser risk so my deposit should be lower?

                Would like to check the rate for Minor Repairs Expenses for:

                2 bedroom - S$150
                3 bedroom - S$200
                4 bedroom - ?

                Was told by agent this is current market rate. However, this rate has been in the market for several years already. Anyone managed to revise the amount upwards in view of inflation?
