new citizens : they came, they saw, they wrote the cheque. $6.8m for a inter-terrace near popular school

Wow! It's a steal! Very cheap for that kind of size & district 10 u r talking abt. No wonder the new citizens grabbed:) But it's intermediate, maybe that's why.

But does it hv some \"problems\"? Better go Land Office to check.

Corner Intermediate in non-prime locations w/o popular sch and fewer bedrooms and no pool for the same size already going for at least $5-6mil.

Is a newly built \"collectors' item' due to the design and layout plus the quality materials used. Inter terrace feel like semi D once you step inside, according to my agent who sold it
Very good buy;)

ABSD for property SPV is 15%. The discount will have to be meaningful in order to use an SPV.
What do you mean? Can elaborate?

I have never bought property directly from developer. Can we negotiate the price?

If you are early, you enjoy some discount.

Can we negotiate the discount further? I noticed usually the price list states or already included the discount.

Some developers are very open with the prices of the units, while others are not and this will require the agents to check.
If the prices are already put up on the wall for all to view, I am unsure how agents going to offer you further discount.
Also, developers usually dont release all the units. They release some to test the water. So you dont know if it is cheaper to buy in the 1st phase or later.

For example, in a very slow market, the project has already Top, the developers sometimes are willing to negotiate when they are left with a few last units.

These are likely the leftover units...

Yes, developers are doing a business. It makes no sense for them to negotiate for their choice units. They may make other buyers angry if they do so.

Sometimes, developers invite some of their loyal customers (people who bought their projects before) for their soft launch, during which the developer sells directly without going through any agent and hence gives a few % additional discount. But the units sold during these soft launch may not be good units.

Some developers use their own agents, others engage property agents.
