What do you think abt Robin residences ?...yes very near Stevens Mrt..but I find the price at at high side also. Not high rise therefore not many units..quite many smaller units? If yes then possible that most of the occupants will be tenants. If you are eyeing Robin Res, I suppose you are also looking at Cyan, Glyndebourne and maybe Madison?
If owners need to pay ABSD, then price is really not attractive right?
Yes, rental is going downhill for D10 but we intend to buy for investment.GiftedGem:

I thought D10 rental going downhill now? Or m I wrong? Share more please.. Probably not so bad if near MRT..
The property is Robin Residences which has easy access to main road and McDonald is next bldg. Best part, freehold title.....
We have seen Pollen and Bleu new launch but din like the loc ( near Farrer MRT) as the walking dist will take at least 15 mins. LH title and the road driving in seems quiet. -
With ABSD, more buyers dispose their property before getting new property… But without 2 properties it will be harder to get passive income unless they have other investments.

I feel that those who are hunting for freehold have good holding power…

Are there really cases where owners can’t hold and sell their property at a loss?

I heard some developers absorb ABSD. Real or not? Maybe they increase the price first then offer ABSD rebate.
Possible.
I was told that if one is living in the condo, then the ABSD can be reimbursed!?! (tbc) -

For our first property, the owner sold it to us at $200k loss. They needed the money to move to landed property. The price of landed property might have been low also at that time so they grabbed the opportunity although they sold the condo at loss. -

That's interesting. Reimbursed by the developer or by the govt?
Possible.
