      we went to see a couple of freehold 2br last wkend. With unit selling at 1.2mil, 18yrs old development. so reno is kind of a must, at least the basic. with rental ard the area at ~$2.7k. maintenance fee at S$340 per month. For sure, rental will not be able to cover the monthly repayment to bank. in addition, owner will have to pay for high property tax, and rental income is taxable too!


      could this still be considered as a good investment? hold long term wait for capital gain? but for a 18yr old development, how much capital gain will it be possible?

      I am not sure if 3% return is too much to ask for, nowadays? Before deducting the maintenance fee, the return is already less than 3%. And the maintenance is ex..may I know where is it located if you don't mind.

      Yes, not forgetting the agent fee and also the addition cost to 'beautify' the unit after every tenancies...you won't have much left after that.

      its along upper bukit timah. i was quite surprise with the maintenance fee, my old condo have similar profile but maintenance is just $180 per month. a freehold condo has higher maintenance cost or they have more in the sinking fund?

      3% return in rental will not be possible in this case. but will there be possibility for capital gain?

      anyone has a crystal ball to forecast property market? 😂

        Thought it was launched quite some time ago and now still selling?

        Sales no good, so re-advertise. If you look closely, especially the higher floors, there are some kind of louvers to block your view. Reason given by the housing agent is because the project is near the Mindef, military areas.

                How much is re-building and A+A costs now on a psf? Normal house with lift, no need swimming pool or pond kind.


                What is the formula for working out the psf for strata landed/cluster landed?

                  Depends on the level of luxury


                  Anything from $350psf to $450psf

                      Cluster or strata landed cannot do A&A, mc will not allow

                      Certain contractor can do $300 psf but hard to find - these are for private landed

                      Pool will cost $20k upward. Pond could be done below $10k etc incl pumps

                      You must know the plumbing system for this to save cost paid to pool / pond designers

                      Home lift for 4 pax is about 50k to 60k ... Schindler lift is about $65k
