      Agree. During SARS period and year 2009. Friend told me she went to see this unit in Yr2009, the owner wanted to let go soooo cheaply until she scared (less 50%). Now she regretted she didn’t buy. 😆

      During downturn, there's also fear of losing your job, especially for the middle aged...so even if very cheap but without rental or job...damn terok!

      Yes... I have advised a friend not to commit to an ec. Why take the risk when he has a fully paid hdb?

      I find the New condo pricing is more Ex than resale condo ( those near 10yrs and above) , mine are above 10yo, but private is FH (by right should not have too much down swing even if age- hope this holds)[/quote]

      Staying in a rented hdb... after I sold my condo. Ya... new condo more ex and have to wait...

      People really don’t mind paying ABSD because they think property prices have bottomed out? 7% is a lot.

      More like give up hope government will remove the cooling measures...or thinking long term 🤷

      It's complicated.

      The answer will vary depending on who you ask and which 'market' you are looking at.
      (Remember, it's all lies, damned lies and statistics)

      The usual, definitive sources would be:
      1. URA's https://www.ura.gov.sg/uol/media-room/news/2017/Oct/pr17-72 (for private properties)
      2. HDB's http://www.hdb.gov.sg/cs/infoweb/press-releases/flash-estimate-of-3rd-quarter-2017-resale-price-index (for HDB properties)
      P/S: They have very nice graphs to help us make sense of their numbers :evil:

      I share the sentiment that prices have bottomed out. I have been looking at older 3 bedder in the northeast. Seem to be holding at $670 psf.

      My DD GPA is also 3.66. Pulled down by her Chinese which is the only B. May I know if the GPA is likely to be lower in upper Sec because the subjects are more difficult?
