    • RE: Rental questions

Hi, I am thinking to rent out my whole flat to a family consisting of a Singaporean man, his Singaporean mother, his Chinese wife and his Chinese daughter (both from China). However, the wife and daughter were issued with only e-Visa which they visit and stay in Singapore occasionally.

Knowing that HDB will not accept e-Visa if I put them as occupants in the application. Could anyone advise if it is ok or illegal if I just enter the Singaporean man and mother as occupants?

      Thanks.

Hi, my tenant had breached one of the clause in the contract of tenancy agreement. Could anyone advise on how to terminate the tenancy early? Thanks.

May I know if I need to refund the stamp duty fee to the tenant if I terminate the contract prior to tenant breaching one of the clause? Thanks.

Your agent will be able to assist. Otherwise you can tell your tenants.

I don't have an agent as I DIY. By reading from the website, I think we need to provide the tenant a written notice on the termination of tenancy. May I know if we only need to terminate at the HDB website at the day when the tenant vacant or we need to inform HDB in advance. Thanks.

is there such thing as lit tutoring? and what does that cover?

      I do tutor Literature.
I will first go through the text with my student, making sure he understands the plot truly well. And then after finishing the book, we will move on to the bigger picture and deal with the Themes and Characters of the book to have a deeper understanding of what the story is all about. Then, we will relate this book to our own experiences and try to find its relevance in our own lives, and make sense of it all in our world.
Then there is the poetry element, where we will read poems, learn more about its structures, rhythm patterns and also the various literary tools.
Besides the reading and understanding aspect, there is also the written aspect of Literature, as the student needs to answer sourced-based questions and write essays. Again, there is a format to answering such questions. And finally lots of writing practice on the student's part.
Hope this gives you a general idea of how my Lit lesson is conducted.

Hi D3@n, my dd is also not doing well in Literature. The teacher always feedback her work on \"link to P statement?\" and \"link to evidence?\" Would appreciate if you can help to explain what's the meaning between the two. Thanks.

@phtthp. Ermm...most times teachers decide the team members, you don't get to pick/make noise. After projects' submission, there's usually a month of CCA stand down, so definitely enough time to mug. 🙂

My dd is in a SAP school. It is true that most of the time they don't get a chance to choose their own group members. During the March holiday, my dd was given 4 projects concurrently and they were to be submitted by 1st week of the March holiday. 'Suay Suay' that she was grouped with this particular student for 3 projects. He is the popular 'bochap and don't do' guy in the class. My dd had raised her concern to the teacher but it was to no avail. Thus my dd had to spend a lot of time doing these 3 projects without any rest and time for revision during the holiday. I can see that she was so stressed out. So during the recent PTM, we raised this concern to the form teacher and we hope that she would not get the same guy the next 2 terms.

    • RE: Rental questions

Hi, I have currently tenanted a home with 4 bedrooms. Only 3 rooms have aircon. Two days ago, my tenant called me that my aircon system 3 is giving them problem. We are in the midst of getting quote on the repair. Meanwhile, we are looking on the quote to install a new system 4 aircon. May I know what you would do if the contracted rent for the current tenants is only to supply them 3 fan coil units, and we intend to install system 4.

      Thanks.
