Personal view nia. I rather buy LH on govt land than private developer. Govt may be amenable in future to top up lease so got hope of en bloc or buy more time from govt. If its private owned, I seriously doubt they will.conaider without either a significant carrot. Imagine 40yrs on, estate super old. The only persons who may be keen will be that land owning family, and then why would they bid a good priceβ¦

I have the same view. Am also cautious about the ownership for mixed developments. I want to sight the rules governing them before committing but have not been successful in getting hold of them. Will be grateful if anyone can share or direct me to them. -

Yes. becos for sers, they pay you for your old flat and you get a brand new.
That's why I love staying in HDB.

Very hard to predict, but u can run thru this checklist:Oh boi, my flat approaching 40 years, hopefully got chance for sers in the not too distant future
Look around your block. Any large (i.e. wasted, could be further optimised or intensified) spaces between them?
Check out URA Master Plan for areas with high permissible plot ratio (over 3),
Check HDB website for status of upgrading programmes (HUP/LUP) to check if the block never had upgrading programmes had no upgrading programmes recently.
Hearsay:
Any block that still do not have lifts that stop at every floor is very likely to get SERS.
Blocks who received lifts that stop at every floor does not mean that will be NEVER demolished, but if a upgrading programme took place, the block will be NOT demolished at least 20 years.
Opposition wards won't get SERS.

Sometimes only selected blocks get SERS within the same PAP ward (no prizes for guessing why!). Try to recap : during GE2011, most of your neighbours hung whose flag ah?

Still entitled to new HDB but 4-room. There are certain scenarios where ABSD is waived.

Wow, if this scenario really happen, that HDB flat owner really lucky, new HDB, no ABSD and can still hold on to private property.

Mine also lift upgraded 10 years ago. Very exclusive somemore, 1 lift serves 2 units per floor only
