Unfortunately I can foresee some properties near Winstedt Road that will fall in value after this stroke of the pen…
Property agents like to believe all it takes is a school to move prices.
@Merlion in Germany, was it your friend who was intending to buy there? Hope he hasnt actioned yet. -

Why would properties around Winstedt drop? JS will still be there for many more years, before moving to PS site, correct? -
The prestige of ACS brand, as an elite school may no longer be the same because the social demographic profile of students joining ACS Barker Sec eventually will be different due to new school location.
ACS Tengah will certainly become a very popular school for parents hoping to send their children to study amongst elites (TBIYTB). And the best part is they don’t even need to study very hard for psle because affiliation COP for ACS Barker is actually lower than many neighborhood sec school. -

Yes, but once they eventually vacate Winstedt Road for good, the properties near there will essentially have no major selling point.

So those kids born in 2018 (take PSLE in 2030) will attend ACS Pri at current site for P1 to P5 and then go Tengah for P6? If so, those born 2018 onwards should find ACS Junior more appealing if they want to remain at one location for all 6 years. Did I understand the info correctly?

Unless ACS J becomes part of the triangle with the exit of ACS P. I would assume the \"city-living\" mindset still holds the attraction for most parents. I believe most owners are landlords firstly and having a choice school nearby for Singaporeans is but 1 of numerous marketing angles.

Not precisely. ACS P students admitted at Barker will finish at P6 at Barker even though the administratively and officially the school moves to Tengah in 2030 but leaves part of the \"school\" in spirit at Barker to take care of the remaining students admitted at Barker until they finish P6. So from 2030, it may be viewed there will be two campuses for ACS P if it is easier for you to understand.

I suspect the underlying reason to move ACS P to Tengah could be due to the ACS board desire to raise the academic standards of ACS. By reaching out to girls and those less privileged but more academically inclined students outside the Bukit Timah belt, ACS will be able to reach out to a larger pool of students with higher learning ability. And that is why MOE is moving ACS (P), which offer GEP program to Tengah instead of ACS (J).
Once all dust is settled, we could potentially see ACS Barker becoming a Co-ed secondary school as some ACS boys from Tengah may not be comfortable with all-boy schools. For sure the affiliation COP standard for ACS will increase as well due to larger pool of students. -
Hi
MOE advocates all schools are good schools. Putting ACSP in a new neighbourhood Tengah is a good start. I hope they continue to diversify the school demographics to cater to parents who are not living in the city. Good investment to buy condos or HDBs in Tengah now ! -
So,
for parents who enrol their children from 2030 P1 intake onwards (born in year 2023) -
joining ACS (Tengah) primary will only benefit the boys, but not the girls, since
- boys still have affliation to the O-level track (ACS Secondary).
But,
no obvious benefit nor any advantage to the girls,
since NO affliation to the O-level track (Methodist Girls' Secondary, @ Blackmore drive)
