Anyone knows how much (current market rate) to rent out for a room in a 3-room flat? Does it include utility charges, or separate charges for utility? How to draft a standard rental contract, or where can I find a sample for such contract?


My mom is planning to rent out a room so I am helping her out. Appreciate any advices but no property agents pls.

Am thinking of renting a HDB flat near the school I want to target. Prob is, the school requires all PVs to live within 1km. I like to know, should I not get in as a PV, can I just give up the flat (ie. just rent for 3 months instead of fulfilling the 2yr contract)? What would this entail?

This probably depends on the contract you have? There should be a notice period, or payment of x months of rental in lieu of notice period. I think you may also need to refund the landlord the commission paid to the agent.

Hi. May I know how much is the rental amount difference if the unit rented out has no air-conditioning? Is aircon a crucial part of getting the unit rented out? Reason being the aircon is more than 10 years old and breaking down. Whether to replace if intend to rent out unit?

U need their name, d.o.b and etc.. I also rent out one of my common room and after a year they want to extend their contract. as i contact my agent, she told me can register tenant via online. u can engage agent too, but as u know agent also charge juz for a piece of aggrement paper. Hope this help.

it depends on your location, and what you provide e.g. aircon, bed, etc.

usually for convenience, ppl include the utilities in the mthly rent. for non-aircon rooms, it can go from 400-600. air con room from 600 up.

Since you are only renting out one room, the utilities consumption by the tenant will be included in your mother’s monthly utilities bill. If the rental is inclusive of the utilties, then if the tenant is not "automatic" and leave the aircon on 24 hours a day, then your mother will be subsidizing their usage. One option to consider is not to add into the rental but split the monthly utilities bills into percentage, say 50%-50%. But the challenge is to collect the utilities separately each month and it may fluctuate. Also any U-Save rebate that your mother is entitled will be "shared" by the tenant. Also during the last month, you will not be able to split the utilities bill. If I am in your shoes, I will include the utilities into the rental but I control the master switch for the aircon. (hopefully itis located in your mother’s room and upfront tell them the number of hours per day the aircon can be used). My two cents worth.

My mil rented out her master bdrm in woodlands, with attached toilet and aircon at S$500pm. This is considered cheap but she refused to increase the tenant’s rent as she has been staying with her for many years and she didn’t abuse the usage of aircon which pleased my mil. As for a small room with aircon or toilet, she rented out at S$250pm.

I think it also depends a lot on the location and convenience of the flat. I suggest you call up some advertisements with similar specs as your mom’s and check out the asking rents. From there you can guage how much to charge. Otherwise, you can search through propertyguru and iproperty website to see how much others are charging.
