qms:
Some expenses incurred cannot be deducted from the rental income. must be careful there.atrecord:
Does anyone know if i spent money on buying things and doing up the house before renting it out, can i claim any maintenance to offset the rental income later? Need to do anything on this?
If the things that you bought have been used by the tenants, yes. Just keep the receipts in case IRAS asks for them.

I see in the weblink non-claimable items are:
1. Initial repairs
2. Repairs done which results in improvement/additions and alterations
3. Repairs incurred outside rental period -

Ooooo… thou is the tenants who will be using the facilities?
What about SC & C for HDB? -
The maintenance fees of private properties are always paid by the landlords and as far as I know, the landlords are not allowed to use the facilities while the units rented out.
Correct me if it’s otherwise. -

The understanding is correct. The maintenance fees of private properties are always paid by the landlords and as far as I know, the landlords are not allowed to use the facilities while the units rented out.
Correct me if it's otherwise.
Once the unit is tenanted, the owner will give up the rights to use the facilities eg. car park, pool, court, etc... -

Sama sama for HDB too... Landlord bears the cost..not tenant. And tenant who chooses to stay in condo over HDB presumably has paid a higher rental amount to enjoy the facilities available in the condo.
Hope it answers your queries.

I have seen adverts which offered various tenor periods, so don't think there's a minimum. The shorter tenor types are few and far between though, so finding one that suits your location needs would be difficult -
I have a question for the landlords, especially hdb flat landlords : How much additional rental are tenants, on average, willing to pay for a "renovated" flat vs one which is not?
The flat in question is a 30-year old 5-room flat next to a MRT station. The floor tiles are the old ones from Day 1, relatively old-fashioned but in good condition nonetheless. The cabinets are more than 10 years old but also in good condition.
Should we just go for a paint job or should we spruce up the flat more? Would more extensive renovation attract much higher rental rates? If say the market rate is $3k for a unrenovated flat, would the renovated one draw
$3.1k, 3.2k…?
Would appreciate your sharing. Thanks!
