      Yes, got a small balcony. Not sure if there's any wasted space. URA caveat showed $1.138mil last done (495sqft shoebox) bought direct from developer.
      The lowest rental asking right now is at $2.8K nego. Not enough to cover mortgage! Capital gain? Hmmm... :roll:

      Won't buy this type.

              I find those who bought shoebox units earlier had better rental yield than those who bought today. For those shoebox units you mentioned, they have better rental yield than bigger units but with a smaller capital outlay, thus a more popular investment.

                  Can I presume if property is for own stay, once property lease is up, 99 years, ie family stay till 99 years, only paper gain, but no cash gain, so isn't it advisable to sell 99-year HDB or condo after staying it for like 25-30 years?

                      A friend stayed at a shophouse near to where Bugis is today. The 99 year lease was up and the family had to leave the shophouse but govt let them select new HDB flat. That was many years ago. If it's the same now, basically no compensation since the lease was exhausted.
