      If there are new condos within 1 km if the popular school, then landlords of older estates would have problems finding tenants.

      They wouldn’t mind locking in tenants for 24 months and subject to further negotiations for another 6 months or even longer, rather than have the tenant move out.

        For a Singaporean to sign a tenancy agreement (fixed lease), any early termination would result in penalties subject to landlord's discretion. If the landlord play prank, he can ask for the tenant to pay the balance months. If the landlord is good, he will allow you to find replacement tenant to cover the remaining lease.

          Wait, can we combine leases or not? Say my friend's lease is ending this Oct (they hv signed a Balmoral lease for 1 yr only).

          if yes, must they renew their existing contract with the same landlord or can they find another condo in Balmoral or elsewhere (say the current landlord purposely increases the rental) to accumulate up to 30 mths from 2 Jul ?

            For phase 2B GRL,
            The letter issued by PA will have your friend's address printed and your friend has to register with that address stated in the letter. The address submitted to apply for the PA letter must be within the NC/RC boundary, and cannot simply use one that is with 1km.

            I think pretty safe for the friend in the GRL case as he bought the ppty a mth bk which is within 1 km...He served in the correct GRC;) phew...

              Already seeing prospective tenants asking for three years rental contract. Initially thought very unusual for s Singaporean family …, no wonder


              The math : three years’ rental equal or less than the 10% of the transacted value of the property : 3% + 7%ABSD

                What i hope to see is that MOE can refine their ruling to allow parents to relocate to another rental unit but still within the distance category they got into the school with.

                  then they just have to be like me... we bought a place and failed to ballot in SCGS... my girl is studying at CHIJ Katong now. everyday we travel from Bukit Timah to Marine Parade to and fro... suffer for a few years then hopefully can sell the place after the ABSD expires!

Although the property may be in the same GRC, it doesn't necessarily mean that your friend's newly bought property is within the boundary of the NC he is serving.

                    If your friend's new place is outside his NC boundary, he cannot use the new property address.

                    If your friend's new place is within his NC boundary, then he should submit the address of the new place to the PA when applying the letter as he need to register using the address stated in the PA letter.

At least should let tenants have flexibility to renew within 1km of school still. There could be a host of reasons y people can't stay in the current rental unit, besides what Moe states as \"compelling grounds\". E.g. they have to move back to grandparents due to sickness, unit infested with termites, haunted, etc etc etc!! Sounds ridiculous but Moe will have a busy time reviewing various reasons.

                        I think we should be looking at it objectively. In the first place, why are parents renting? This new policy is to weed out the genuine ones who need to rent from those who just want to rent.

                        Policies cant satisfy everyone. There will certainly be some unhappy people who feels the policy is unfair... I guess we'll just need to wait and see what happens next.
