      I have a question on ducted aircon. Not sure where to post this

      Just curious
      I noticed some condos come with hard-to-reach aircon unit concealed within false ceiling.
      If I want to replace the ducted aircon, the only way is to tear down the entire false ceiling?
      And since already torn down false ceiling, better to change to split unit aircon?
      Any other consideration or troublesome stuff to look out for?
      Why u want to tear down the ducted aircon? The piping system is different from normal split unit

        Sometimes the warranties for new lifts are contingent on monthly servicing otherwise the warranty may be void, hence owners tend to be a bit more diligent in servicing lifts in the initial years when under warranty.


        My current home lift does not fall within the ambit of the latest regulations so apart from the annual license check by the PE I am not sure what other servicing requirements are stipulated in the latest regulations.

          Just realised I mistook mum sugoku's 'stair lift' to be lift tucked beside the stairs.

          If it's this type for the handicapped, then I think it's doable from Basement to Ground flr. No hacking like I envisaged 😛 But provided your staircase is against a wall, or has a non-glass railing!

            I think for landed like Hillcrest Villa, one side is glass while the other side is wall, guess should be fine.

            May I know what will happen to a 99yr property's price after it hits 10 years and beyond?

              If intending to renovate the whole house, what do people usually do with their old ducted aircon?

              Since it is an overhaul renovation. Going to hack most things anyway. For split unit, I know can just discard everything and change an entire set including new piping.

              I'm not familiar with ducted aircon though

                YOu can try this type of stair or chair lift. Heard BCA requires you to service it regularly too?

                LH demand and prices will plummet faster than FH in a deep recession. I already witnessed that in 2001-2 and 2007-09. Those were the downturns when many swiftly entered the market to sweep up the FH ppties cos they were VERY affordable then, in fact, more affordable than some new LH condos, HDB EAs and ECs that TOPed around that period! I kid you not! $350K can get a FH condo in the East or a 1 bedder in Mt Sophia. $680K can get a Cluny FH condo. $800K-$1 mil can get a humble 3-bedder terraced house in a non-prime district.

                LH buyers may face some financing roadblocks at the banks as the lease runs out. Go read Lawrence Wong's Budget COS speech this year. He cautioned buyers not to pay close to a mil for very old HDB flats in e.g. Bishan as the land will be returned to the state eventually and not all are slated for SERS!

                Having said that however, if yours is located right next to an MRT, good schools and malls, I guess it doesn't matter if it's FH or LH. There'll always be someone willing to lease it in good times or bad. Some well-located 99yr LH condos could undergo enbloc sale earlier than expected in our land scarce Singapore! Even 70yo HUDCs can go enbloc.

                FH strata owners tend to more 'anal' when it comes to enbloc negotiations. You get stuck in a negotiation if you have many rich Indonesian, Thai, Chinese or Malaysian PRs in your development who are NOT physically here, do not need the extra cash but just want to preserve their FH in good locations. Thank goodness there's the 90% and 80% majority rules now.
