HDB owners do not need to sell HDB when they buy private properties.It is not the rental guys who make up the bulk of the <1km, that's for sure. It is not an easy thing to rent. You need to be staying there, which means you need to shift house and if you own a HDB, then you must sell your HDB,etc, etc.
I don't think there will be many from rental address. -
It seemed like RGPS is getting very competitive partly due to spill over from NYPS. But this does not mean that RGPS is not as good but NYPS is definitely more popular.
2 years ago was the last time where <1km can cruise in easily.

Yup. I foresee it will only get tougher getting into a popular school moving forward, especially if the current system is allowed to stay relevant when it is actually being exploited.It seemed like RGPS is getting very competitive partly due to spill over from NYPS. we mustn’t forget that RGPS have been reducing spaces available every year, at least 30 a year, so inevitably, there would be less available…they used to take in 360…
