Advise needed for DIY selling of flat

Hi there!
Am seeking advise on the types of channels that we can use if we want to sell our HDB flat on our own.
Have tried to post ads on electronic free ads but so far only a few responses but no keen viewers. Any suggestions on which are the popular free electronic ads to go for?

Did you advertise in ppty portals like property guru? We sold two units (one condo and one hdb) on our own, thru advetising in property guru. The hdb confirmed within 1 month (we accepted buyer’s deposit). The condo sold within 3 months.
Pictures are very impt. Not much descriptions on our part but we had many pictures of our units and views outside the units. -

But property guru said they only allow agents to advertise leh. How did you manage to advertise? They asking for CEA licence no. etc. You left those blank?

I managed to get two offers for my current property and many viewings by just advertising one Saturday on Straits Times classifieds. I also used the free property portals that allow non agents to advertise.
We also sold a condo previously on our own using just the free portals. -

I believe this restriction came about after the relevant authority impose the rule that all property agents must be licensed. The most recent unit we sold was 3 years back. I believe the license issue was not rolled out back then.
We had no prob listing our units back then. In fact we found another seller who was like us - not an agent but trying to sell his own flat on his own. -

It was less than S$40 for a three-liner. You really gotta keep it concise. Don't put \"owner\" in the ad coz many pple are afraid of talking to direct owners and won't call. Dunno why... Get your property tax form ready in case pple wanna know if you are the real owner.

But once you start advertising in the Straits Times, be prepared that many many agents will call you and pester you to let them sell your house for you.
