Advise needed for DIY selling of flat

We also sold a condo previously on our own using just the free portals.
I sold our plc by advertising it in the TST but 99% callers are agents. In the end, we still found a buyer thru an agent. I'm really very curious why buyers don't look for properties via newspapers but thru agents? I think they don't trust sellers and they rather go thru agents since they don't have to pay agents fees for private properties . -
Yup, we sold the condo to a direct buyer. No agent fee at all. My viewers and 2 buyers for my current property are also all direct buyers. I turned down all agents.
If you intend to go this route, you gotta give yourself at least 3 months and not entertain any agents at all even if they say they have ready buyers. If you are desperate to sell, you won’t be able to withstand the pressure and lure from the agents.
I also wonder why there are so many buyers who are so lazy to read the ads themselves… take what the agents say with a pinch of salt. Ready buyers maybe, but may not be for your particular unit.
You can also work out a lower agent fee if you didn’t want to hire an agent in the first place. They are willing to negotiate on such cases. -

You can go to the website of ST classifieds and book online. They will call you and confirm your ad. Tell the lady you want to squeeze your text into 3 lines and she will advise you accordingly. Specify in the booking that you want Sat, property section, HDB / private, district no. Very easy. Then pay via invoice (cheque) or credit card. Easy.

I am thinking if there are more buyers for condos/private properties than HDB flats.
Hence it might take longer to sell away the latter?? -
Not necessarily… HDB flats are very much in demand as PRs also wanna buy.

Get an updated valuation every 3 months as my property went up over that time frame. Hence, I had to turn down one buyer who called >2 months after viewing. Price is different now… -
